Builders Should Be Aware of Proposed Ordinances
Dallas BA continually monitors our service area for regulatory proposals that impact home building. Here are two that members should be aware of.
In Denton, the discussion regarding updates to the city’s water and wastewater impact fee ordinance will resume later this month. The proposed maximum fees allowed are expected to increase in two service areas, while possibly decreasing in another for water.
The City of Dallas continues to discuss a proposal to amend the city’s parking ordinance for new development. The ordinance proposes doing away with the minimum requirement. It does not, however, mean that there would be no parking at the new developments. It simply aims to allow developers to build out parking that truly fits the needs of their project.
Dallas BA has voiced our concern regarding the language that, if not amended, could apply a Transportation Demand Management Plan to single-family. Dallas BA has received assurances from city staff that this is not the intent. There are provisions that would require multifamily builders to include alternative transportation options that, in recent years, have been common in many multifamily developments.
