Dallas BA Weighs in on Local Proposed Park Dedication and Development Fee Ordinance

As reported in January, the city of Denton is currently considering amendments to the city’s ordinance that addresses park land dedications, fees-in-lieu, and park development fees that would be assessed on new residential development.

Dallas BA recently submitted comments to the city’s Park, Recreation and Beautification Board, who had the ordinance scheduled for consideration in their February 7 board meeting. Chief among the Association’s concerns was the impact the significant increase in fees will have on already challenging new home costs. The fee-in-lieu for single family would be $435 per unit, while multifamily would be assessed a fee per unit of $301. The rise in park development fees brings more concern. The development fee per unit would increase to $2,753 per single family unit and $1,906 for each multifamily unit.

Dallas BA also cited the need to include an exception from applicability for replacement homes, voiced support for credit to be offered for park-like facilities that are included in developments and requested clarification regarding park development costs.
